What this is

What development media actually is.

Property development media is the photography, film and aerial coverage produced across a development's full lifecycle — from pre-launch context imagery through launch-day coverage, monthly phase-progress sequences, and completed-unit deliverables. It exists because off-plan sales velocity depends on visible momentum: investors and buyers commit faster when they can see ground broken, slabs poured, and roofs going up in a regular feed. The output isn't one shoot, it's a structured media stack across 18–36 months. Typical components are: pre-launch site aerials and CGI hand-off imagery, a launch film (60–120 seconds) released at the sales event, a monthly progress retainer, completed-unit photography per unit type, and ongoing social-feed content. Done well, the stack drives the pre-sales target. Done late or piecemeal, marketing scrambles and sales stall.

The development media stack

Four phases. One studio.

1 · Pre-launch

Site aerials, context imagery, pre-sales teaser film. The assets your sales team uses before the show unit is ready.

2 · Launch

Launch film, show-unit photography, event coverage. The one-shot moment when investor confidence is set.

3 · Phase progress

Monthly progress sequences. Fed to investors and buyers. Shows momentum, prevents sales stall.

4 · Completed unit

Final delivery library. Every unit type shot once, used forever — resale, leasing, brand portfolio.

Investor packs

CGI hand-offs, styled print imagery, video inserts for investor decks and pitch meetings.

Ongoing campaign

Monthly social content feed. Keeps the development top-of-mind through a 24-month build.

How we price developments

Per-campaign, not per-shoot.

We price developments by campaign scope — pre-launch package, launch package, and monthly progress retainer. Fixed cost per phase means no surprise line items. Every development is scoped individually; get in touch for a tailored quote.

Why phase-progress matters

Why monthly progress media is the highest-ROI line item.

Off-plan buyers commit on belief. Belief decays without proof. The single biggest reason developments stall between launch and 50%-sold is that the marketing went quiet — the launch film aired, the show unit photos got reused for six months, and prospects in the WhatsApp broadcast group went cold.

A monthly progress retainer fixes that. We attend site once a month, shoot 30–40 stills + a 30-second motion sequence (drone reveal of phase progress, foundation pour, roof going on, glazing day), and deliver inside 3 working days. The developer's marketing team push it as the monthly investor update + buyer broadcast + agent toolkit. It's the cheapest single thing a developer can do to keep an off-plan campaign warm.

Ballpark: a 24-month build with monthly progress costs less than a single re-launch event. The retainer pays for itself the first time a wavering investor sees the pour and signs the next phase.

FAQ

Property developer questions.

When should we book media for a development?

Earliest is best. Pre-launch site aerials and context imagery should be shot before earthworks begin so you have a clean before-state to anchor the progress narrative. Launch film should be locked at least 6 weeks before the launch event so it can be edited, approved, and pre-released to investor list. Last-minute development media almost always under-delivers.

How much does a full development media stack cost?

Developments are quoted per campaign, not per shoot. Typical cost ranges: pre-launch package (aerials + teaser film) from R25k. Launch package (event + film + show-unit photography) from R45k. Monthly progress retainer from R8k/month for the build duration. Investor packs and CGI hand-offs quoted on the brief. Small phased developments may come in lower; flagship multi-tower projects higher.

Do you shoot during construction or only at completion?

Both. We strongly recommend monthly progress capture during construction — investors and off-plan buyers stay engaged when they see momentum. Completion-only shoots are the minimum, but they miss the storytelling window that drives off-plan velocity. The phase-progress retainer is the most-booked development product we run.

Can you handle CGI hand-offs and 3D renders alongside photo and film?

We don't generate CGI in-house but we work directly with the developer's chosen CGI studio to ensure photographic assets match the rendered material in tone, light direction, and grade. This consistency matters when investor decks mix CGI and live photography on the same spread.

Do you sign NDAs for confidential pre-launch projects?

Yes. NDAs are standard on pre-launch development work. We also defer publishing portfolio imagery until the developer has cleared release — usually after launch event or when sales hit a milestone (50%, 75%, fully sold). No development imagery goes live on our portfolio without sign-off.

Do you travel to development sites outside the major metros?

Yes. We work on developments across South Africa — coastal estates in St Francis and Plettenberg Bay, lifestyle estates in the Garden Route, urban projects in Sandton and Sea Point, industrial parks in Pretoria. Travel is quoted per campaign and usually amortised across the multi-shoot retainer rather than billed per visit.
