Yes, and they are exactly the kind of property worth timing rather than squeezing in. Both are lagoon-facing, so the water is doing a lot of the selling and the shoot has to hold the outlook and the interior in the same frame without blowing out the windows. We bracket and blend those rooms rather than lighting them flat, so the view stays visible and the room still reads true.
By choosing the hour. Water reflects a great deal of light back into a house, which can fill a lounge beautifully in one part of the day and turn every white wall blue in another. We plan the interior order around where the light is landing, and shoot the exterior when the lagoon carries detail and colour rather than a flat silver glare. On a still morning the reflections do more for a listing than any amount of editing.
Yes. At The Heads the outlook is most of what the buyer is paying for, so the listing has to prove it. That usually means a composition that includes the view rather than gesturing at it through a window, and often an aerial to show how the property sits against the cliffs and the channel, which we arrange through registered partner pilots. Access and parking are worth mentioning when you book.
Yes, along with Eastford Country Estate. Estate homes need the setting in the story, because the security, the outlook and the estate itself are part of the price. We shoot the house properly and then give the listing at least one frame showing how it sits in its surroundings. Flag any estate access or security sign-in when you book so we are not held at the gate on the day.
Knysna is on our Garden Route run west from St Francis Bay and we are along that corridor regularly. Travel is itemised as a clear line in your quote rather than folded into the package price.
