How to prepare your home for a real estate shoot.

The day before

• Mow the lawn, trim hedges, sweep the driveway.
• Clean the pool and remove pool-cleaning equipment from view.
• Hide trash bins — everywhere we can see them, so can the camera.
• Check every light fitting. Replace dead bulbs and match colour temperature where you can (avoid one cool LED in a room of warm bulbs).
• Park cars off the driveway if possible.

30 minutes before we arrive

This is the high-leverage window. Do these in order:

Lights on, everywhere

Every light, every room. Even daytime. It adds warmth and depth to photos and takes seconds to do. Our lenses balance interior and exterior exposure — but only if the interiors are lit.

Living areas

• Remove TV remotes, charging cables, magazines on the coffee table.
• Fluff couch cushions. Straighten rugs.
• Hide kids' toys completely. One toy on the floor kills the whole frame.
• Curtains fully open.

Kitchen

• Clear every countertop. No kettles, toasters, knife blocks. Bowl of fruit is fine.
• Remove fridge magnets and school notes.
• Clean the sink completely. No dishes, no drying rack.
• Tuck dishtowels out of sight.

Bedrooms

• Beds made with matching pillows. Hotel-style.
• Clear bedside tables except for one small stylish item (lamp, book).
• Close wardrobe doors.
• Remove personal photos from view.

Bathrooms

• Toilet seats down. Lids closed.
• Remove shampoo bottles, toothbrushes, soap dishes from counters and shower.
• Hide bathroom bins.
• Fresh white towels visible on the rail (grey or navy works too; avoid bright colours).

Outdoor

• Hose pipes coiled and tucked.
• Pool covers off.
• Patio furniture straightened. Cushions out.
• Outdoor lights on (if there are any).

• Minor retouching of wall marks, stains, or scuff marks.
• Sky replacement if the weather doesn't cooperate.
• Lens flare, reflections of ourselves or tripods in mirrors.
• Colour balance across every image in the set.

The most common miss

Bathroom counters. Every home, every shoot, without fail. Take 90 seconds to clear them — it's the single biggest upgrade to the photo set.
